What Can You Use the Loan For?

The AFPSLAI Real Estate Loan can be used for any of the following purposes:

  • Acquisition of a house and lot or lot
  • Construction of a housing unit on a previously acquired lot
  • Purchase of a condominium unit
  • Improvement or completion of an existing home
  • Repair or renovation of an existing unit
  • Refinancing or loan take-out from another financial institution

For Acquisition of a House & Lot or Lot

  • Loan Term: Up to 20 years
  • Loan Amount: Up to 70% of the property’s fair market value or based on your paying capacity (whichever is lower), maximum ₱6 million

For Construction of a Housing Unit

  • Loan Term: Up to 20 years
  • Loan Amount: Up to 70% of the house and lot’s fair market value or your paying capacity, maximum ₱6 million

For Acquisition of a Condominium Unit

  • Loan Term: Up to 10 years
  • Loan Amount: Up to 60% of the unit’s fair market value or ₱6 million, whichever is lower

For Improvement or Completion of a Unit

  • Loan Term: Up to 10 years
  • Loan Amount: Up to ₱1 million

For Repair or Renovation

  • Loan Term: Up to 10 years
  • Loan Amount: Up to ₱500,000

For Refinancing or Loan Take-Out

  • Loan Term: Up to 20 years
  • Loan Amount: Based on the outstanding balance, but not exceeding ₱6 million and within 70% of the property’s fair market value

  • One (1) 1×1 ID photo (latest)
  • Service ID/Pensioner ID and AFPSLAI ID

  • Copy of OCT/TCT/CCT (Title of the property)

  • Contract to Sell / Deed of Absolute Sale – for acquisition of house, lot, or condo
  • Floor/Building Plan and Bill of Materials – for construction or renovation
  • Statement of Account and Proof of Outstanding Balance – for refinancing or take-out loans
  • CCA/SDA Passbook and Authority to Deduct – for automatic debit payments
  • Payslips and ITR (past 2 years) – for employed borrowers
  • Business Registration, Financial Statements, Lease Contract – for business income sources
  • LTFRB Permit and OR/CR – for PUV-based income sources

For Salary/Pension Deduction Payment Method

  • GHQ/AFP Members: Pension ATM card, Retirement Order, or Legal Beneficiary Declaration
  • PAF Members: Willingness to Re-enlist, Clearance, and Spouse Consent
  • PNP/BJMP Members: Certificate of Non-Pending Case and Duty Status
  • BFP Members: Certificate of Non-Pending Case and two government-issued IDs

Note: Other AFPSLAI-required documents (such as Authority for Inspection, Mortgage Contract, Fire/MRI, and CRI) will be handled by the branch. Any related fees will be charged to the borrower.

Step 2. If documents are complete, the Loan Specialist will process your application.

Step 3. Your application will be endorsed for approval.

Step 5. After compliance, your loan proceeds will be released to your account.

Yes. It includes Credit Redemption Insurance (CRI) for borrowers below 65 years old, and Fire/Mortgage Redemption Insurance for property protection.
